North Adams Deed Median Sits at $87,500, but Mortgage Filings Dominate June Instruments

NORTH ADAMS -- Thirteen instruments recorded at the Northern Berkshire Registry of Deeds between June 12 and July 11, 2026, spanned property deed transfers, mortgage recordings, and Uniform Commercial Code filings, with only six of the 13 carrying disclosed consideration amounts.

The largest stated consideration in the dataset — $319,200 — is attached to an instrument at 77 Natural Bridge Rd. recorded June 15, in which Frederick L. and Janet L. Fowler are grantors and Mortgage Electronic Registration Systems Inc. and Morgan Stanley Private Bank National Association are grantees. Those entities typically appear as grantees in mortgage recordings rather than in conventional property purchases. A second instrument at the same address and date, bearing a deed-book reference, carried no stated price and no buyer name.

The next-highest figure — $250,000 — was recorded June 16 at 22 Roberts Dr., where the grantor and grantee names are identical: William J. St. Pierre and Michael L. Bedini appear on both sides of the transaction, indicating a title restructuring rather than a sale to a new owner.

A $100,000 instrument recorded June 16, with no street address included in the filing, names Adams Community Bank as grantee from Leonard M. and Angela M. Giroux. A $75,000 instrument at 173 Notch Rd., also recorded June 16, lists Greylock Federal Credit Union as grantee from Nicole M. Russell and Nicole M. Berry. Both are consistent with mortgage recordings rather than property purchases.

The two lowest-priced entries appear to be conventional property transfers. A $30,000 release deed at 135 East Quincy St., recorded June 12, conveyed the property from the City of North Adams to Yinhai Zhao and Xiaoqian Gong; municipal release deeds of this type typically follow tax-title proceedings. A $25,000 transfer at 530 Notch Rd., also recorded June 12, lists Thomas M. and Rebecca A. Ryan as sellers; no buyer name appeared in the record.

NEIGHBORHOOD BREAKDOWN

Notch Road produced two instruments: the $75,000 credit-union filing at No. 173 and the $25,000 deed at No. 530. East Quincy Street accounted for two instruments at 135 East Quincy St. — the $30,000 city release deed to Zhao and Gong, and a separate no-price instrument listing Cindy Peterson as grantor with no buyer recorded. Natural Bridge Road generated two filings at No. 77: the mortgage instrument and a companion deed recording with no price, both with the Fowlers as grantors. The 352 West Shaft Rd. entry from the same date lists the estate of Loriann C. Lewis and Cynthia G. Davis as grantors; neither a buyer nor a price was recorded.
